The New TA6 Property Information Form | What It Means for Buyers

Over the years, many changes have been introduced into conveyancing, with one of the most significant being the introduction of the new TA6 Property Information Form (6th Edition). Issued by the Law Society from 30th March 2026, the new TA6 Property Information Form became mandatory for most residential property transactions.

The aim is to move towards greater transparency and an earlier disclosure in the homebuying process – giving key details about the property such as boundaries, disputes and changes made to the home at the earliest point. 

What’s changed?

The updated form is designed to be clearer and more detailed. Sellers now need to provide more information at an earlier stage, including details about things like flood risk, building work, and energy features. The questions have also been simplified to make them easier to understand and answer.

What do these changes mean to buyers? 

For buyers, the new TA6 form has several benefits:

    Buyers now receive more detailed and relevant information at an earlier stage. This reduces the risk of unexpected issues arising later in the transaction and supports more informed decision-making.

  5. Possible Initial Delays
    In some cases, the requirement for more detailed information may slow the early stages of a transaction, particularly if sellers need to gather additional documents or clarification.
